Residential Lettings
Your property will be marketed by Hodgson
Elkington using the local press,
radio and internet. Letting particulars are prepared and
circulated as appropriate. Negotiations
will be undertaken with prospective tenants,
terms agreed, references taken up and checked.
A detailed inventory is prepared of the contents,
together with a Schedule of Condition.
Advice is provided on the form of tenancy
agreement to be used in each individual case.
Terms are negotiated with the landlord's Building
Society / Bank and Insurance Company.
Residential Property Management
Rents are collected on a weekly, monthly or
quarterly basis and accounted for to the landlord
on a monthly basis with direct credit to the
landlord's Bank or Building Society account
as agreed. The fully computerised management
service offers the landlord a fast and efficient
service. Quarterly internal and external
inspections of the property are made by Hodgson
Elkington, as part of our standard
service and repairs organised, where necessary.
All outgoings and disbursements are settled
out of the rental income and are charged at
cost. Full contact where necessary is
kept with Insurance Companies to monitor and
assist in claims. Procedures are implemented
for the compliance with all current regulations
concerning quality of furnishings and also
gas and electrical appliances within managed
properties.
Assured Tenancies and Assured Shorthold
Tenancies
The qualified staff within the Estate
Management Department are in a position to
advise landlords of the most effective way
of letting their dwellings. The terms
of every tenancy are discussed with a Chartered
Surveyor. All new lettings comply with
revised conditions set out in the 1988 Housing
Act as amended by the 1996 Housing Act.
Our qualified staff will advise on the most
appropriate form of letting the property in
question.
The Rent and Fair Rents
The qualified staff of the Estate Managment
Department liase with the Rent Officer where
necessary over the registration of fair rents
and submissions of appeals for existing tenancies.
Negotiations and representations are carried
out with the Rent Assessment Committee whenever
necessary.
Inventories
Detailed Inventories and Schedules of
Condition are prepared and checked at the
commencement and termination of each tenancy.
Any problem relating to dilapidations in respect
of the Inventory are dealt with in the Management
Service.
Insurance
If required, Hodgson Elkington
can arrange for specialist cover to be set
up for contents and building insurance for
let property and also for landlords' legal
protection in the event of legal action being
taken against any tenants.
Taxation
Advice is given over your liability towards
taxation. Are you resident or non-resident

against your income? Managing Agents
are liable for any tax liability relating
to the property if you are living outside
the U.K. and your earnings abroad are not
subject to U.K. tax. Whilst the 1996
regulations have made it possible for overseas
landlords to receive their rents without any
retentions by their Managing Agent the Tax
Laws are frequently changing along with it,
Landlords and Agents liabilities. Any
income retained for taxation purposes will
be held in interest earning accounts.
