The Point -
Start of Phase II
Gillian Merron MP for Lincoln returned to
see progress of the first phase of The Point
- the new £5 million office park on
Weaver Road in Lincoln which she officially
opened in March, when she addressed local
business leaders of the Lincoln Property Forum.
"I was delighted to have the opportunity
to officially open the first phase of The
Point, and it is good to see this exciting
and important development for the city taking
shape. I look forward to The Point being a
draw for jobs and investment as it contributes
to Lincoln's vibrant future," said Gillian
Merron MP.
"I am pleased to confirm that phase
one is completed and 85% occupied with only
3 small units remaining to be let. We are
about to commence phase II on site which will
be an 18 week contract and will provide a
headquarters building of approx 5,300 sq ft
and 3 smaller two-storey office buildings
each of approx 2,070 sq ft," said Hugh
Dibley of Bournston, the developer.
"The landscaping is now becoming established
and we have constructed a stainless steel
'Point' as part of the entrance feature,"
added Mr Dibley.
Land remains available for phase III and/or
bespoke buildings, added Daniel Race of joint
agents, Hodgson Elkington.
The whole of the Lincolnfields area has now
developed very rapidly with the recent arrival
of Frankie and Benny's and Total Fitness.
It is also understand
that a day nursery is under construction,
very close by.
The Point, being developed by Nottingham
based Bournston, holds out the prospect of
creating up to 400 jobs and marks a significant
milestone in the development of the city's
first large scale out-of-town office development.
The Point is already the home to several
businesses including recruitment specialist
Executive Network and The National Care Standards
Commission.
The Point is on a 3.3 acre site and is close
to the Lincoln bypass and will be the largest
office park Lincoln has ever seen. The development
holds out the prospect of creating up to 400
new jobs and when completed will provide 43,000
sq ft of single and two storey, high specification
office accommodation.
The first units on Phase One were built speculatively
as will be the 5000 sq ft office block which
underlines the developers' confidence in the
commercial viability of Lincoln.
"A speculative development of this size
was a brave move for Bournston but their confidence
in the commercial property market has been
born out by the success of this scheme,"
said Daniel Race, of chartered surveyors,
Hodgson Elkington
Tenders will shortly be going out for Phase
Two of the project. Construction workon Phase
One was carried out by Lincoln builder Wright's
Construction, based at Crofton Close.
Joint agents for the scheme are Hodgson
Elkington and Banks Long, architects and quantity
surveyors are Lincoln-based firms John Roberts
Associates and Michael Gerry Associates.
This is the first major development in Lincoln
by Bournston, which as a group of companies
has been responsible for several recent major
developments in the East Midlands and Yorkshire,
including the refurbishment and conversion
of Town Wharf and Dobson's Quay at Newark,
the redevelopment of Sheffield City Council's
former works depot into student accommodation
and the company's flagship conversion of a
1970's office building into 68 luxury apartments
in Nottingham.
